In this environment, buyers are probably only going to get one look at your house before writing an offer, so use these tips to make sure it is the best possible showing ever!

Make a Great First Impression – Sweep that front porch, put out some flowers, and straighten that “Welcome” sign.

Tidy & Clean Your House – No one likes clutter. Since you will be moving soon, pack up the clutter and make sure your countertops are clean!

Make it Smell Clean – Please don’t overpower your home with artificial smells. A nice clean smell does wonders. (And maybe wash the gym socks before showings!)

Turn on All the Lights – Overhead lights, Under Counter lights, Bedside Lamps. No one likes a dark house.

Set the Mood – Play some classical or inviting music. Flip that fireplace/firepit on. Make them feel at home.

You may be laughing about it right now, but we cannot tell you how many deals we have heard of failing to close because the buyer bought a new car the day before closing or financed the purchase of all the new furniture for the house.

If you are purchasing a home, always wait until after closing to purchase anything that will affect your credit score or increase your debt to income ratio. Doing so could cause the lender to not approve your loan, even up to the day of closing.

When a buyer purchases a home, the last thing they want to be worried about is the furnace going out. Before you list your home, take care of those home maintenance issues to help ease the buyer’s mind, particularly going into the home inspection period. DaveRamsey.com says, “How do you do that? Make sure all the systems and appliances in your home are up to date and fully functional. Take a look around the house. If the air conditioner keeps making a clanking sound, solve it. If a plumbing line is leaking, fix it. If the water heater is older than dirt, get a new one. If the roof has seen better days, get it replaced.”
